For sellers · Net proceeds
How much will I keep when I sell my Southwest Florida home?
Begin with the proposed sale price, subtract current loan payoffs, agreed compensation, closing costs, concessions, and other seller deductions, then add any credits due to you. Use transaction-specific estimates and update them as terms change. The result is a planning estimate of proceeds, not the same as profit, a final settlement statement, or a calculation of income tax.

Why is the sale price different from what I take home?
The agreed price is the starting figure. The amount available to you also depends on debts paid from the sale, transaction costs, negotiated concessions, prorations, credits, and any applicable holdbacks or withholding. Moving costs and taxes may affect what you ultimately retain even if they are handled outside closing. Keep a list of what the estimate includes and what still needs confirmation.
Which numbers should I obtain instead of guessing?
Ask the loan servicer for payoff information appropriate to the expected closing, and ask the closing professional for a seller-side estimate of charges and adjustments. Use the compensation terms actually agreed in your transaction. Identify any liens, assessments, association charges, agreed repairs, or credits needing review. A mortgage account balance and a final payoff figure should not be treated as interchangeable without confirmation.
Should I accept a higher offer with more concessions?
Compare the complete proposals. A higher headline price can come with different credits, repairs, financing conditions, timing, and uncertainty. Build a separate estimated net for each offer and list the terms that do not fit into the arithmetic. Ask Noah to explain the tradeoffs and the unresolved questions before deciding which proposal best supports your move.
How should I compare another price change with waiting longer?
Use a current proceeds estimate alongside the cost of holding the home and the evidence from competing properties and buyer response. The simple worksheet below lets you change your own assumptions; it does not predict whether an offer will occur at any price. Pair that arithmetic with a review of presentation, outreach, showing feedback, and the timing you need.
What changes if I own the home from another state or country?
Tell the closing professional where and how you own the property, and confirm the signing and proceeds-delivery arrangements early. Living elsewhere does not alone determine your tax status. If foreign-person rules may apply, have your tax adviser and closing professional review FIRPTA withholding and any relevant requirements or exceptions before relying on the estimated amount you will receive.
What does this worksheet include and leave out?
Use your own dollar amounts. It adds sale price and seller credits, then subtracts payoff, compensation, other closing costs, buyer concessions, and additional deductions. Enter each item once. Blank optional fields count as zero, so a subtotal with missing costs is incomplete. Confirm prorations, liens, taxes, and withholding with the appropriate professionals; the tool does not calculate them or determine a property’s value.
